It&#8217;s a great problem to have, but it&#8217;s also a major financial decision. Let me start by saying this:<\/p>\n<p><strong><span class=\"dropcap\">I<\/span> hate debt. Owing money feels terrible and dirty. I&#8217;ve been there.<\/strong><\/p>\n<p>Coming out of college, I had <strong>$60,000<\/strong> in loans and it was suffocating. I\u00a0can clearly remember the day that\u00a0I made the final payment, 15 years later. I still have\u00a0the letter\u00a0that from Sallie Mae congratulating me on paying off my loans. Good riddance.<\/p>\n<p>However, I willingly have mortgage debt. My\u00a0current home set me back <strong>$176,000<\/strong> and I had the money to pay cash. I briefly considered it, but instead took\u00a0out a mortgage. I kept the money\u00a0invested, mostly in an <a href=\"https:\/\/personal.vanguard.com\/us\/funds\/snapshot?FundId=0968&amp;FundIntExt=INT\" target=\"_blank\" rel=\"noopener noreferrer\">S&amp;P 500 index fund<\/a>. Let&#8217;s take a look at how the experiment is coming along.<\/p>\n<h2>Debt Rules! (sometimes)<\/h2>\n<p>Back in June of 2013, I took out a mortgage for <strong>$140,800<\/strong>. I put down <strong>20%<\/strong> to avoid PMI. The terms were<strong> 15 <\/strong>years at<strong> 3.25%<\/strong>:<\/p>\n<div id=\"attachment_1020\" style=\"width: 527px\" class=\"wp-caption aligncenter\"><img aria-describedby=\"caption-attachment-1020\" decoding=\"async\" loading=\"lazy\" class=\"size-full wp-image-1020\" src=\"http:\/\/www.investmentzen.com\/blog\/wp-content\/uploads\/2016\/03\/statement.png\" alt=\"loan details\" width=\"517\" height=\"192\" srcset=\"https:\/\/www.investmentzen.com\/blog\/wp-content\/uploads\/2016\/03\/statement.png 517w, https:\/\/www.investmentzen.com\/blog\/wp-content\/uploads\/2016\/03\/statement-300x111.png 300w\" sizes=\"(max-width: 517px) 100vw, 517px\" \/><p id=\"caption-attachment-1020\" class=\"wp-caption-text\">The juicy details of Mr. 1500&#8217;s mortgage<\/p><\/div>\n<p>I ran the numbers and as of <strong>2\/1\/2016<\/strong>, almost 3 years into my loan, I&#8217;ve paid this in interest:<\/p>\n<h2 style=\"text-align: center;\"><strong>$11,355,97<\/strong><\/h2>\n<p>Yikes. That is <strong>$11,355.97<\/strong> that I&#8217;ll never see again. This isn&#8217;t small change. It hurts a little. My investment has grown\u00a0<strong>$33,792<\/strong>\u00a0($174,592 minus my original investment of $140,800).<\/p>\n<p>That <strong>$11,355.97<\/strong> isn&#8217;t so painful now, is it? I&#8217;m ahead &#8211; FAR ahead.<\/p>\n<p>Another way to consider\u00a0the numbers is to compare them with the total amount I&#8217;ll pay in interest:<\/p>\n<div id=\"attachment_1028\" style=\"width: 1558px\" class=\"wp-caption aligncenter\"><img aria-describedby=\"caption-attachment-1028\" decoding=\"async\" loading=\"lazy\" class=\"size-full wp-image-1028\" src=\"http:\/\/www.investmentzen.com\/blog\/wp-content\/uploads\/2016\/03\/loan-summary.png\" alt=\"Chart from Amortization-Calculator\" width=\"1548\" height=\"394\" srcset=\"https:\/\/www.investmentzen.com\/blog\/wp-content\/uploads\/2016\/03\/loan-summary.png 1548w, https:\/\/www.investmentzen.com\/blog\/wp-content\/uploads\/2016\/03\/loan-summary-300x76.png 300w, https:\/\/www.investmentzen.com\/blog\/wp-content\/uploads\/2016\/03\/loan-summary-1024x261.png 1024w\" sizes=\"(max-width: 1548px) 100vw, 1548px\" \/><p id=\"caption-attachment-1028\" class=\"wp-caption-text\">Chart from <a href=\"https:\/\/www.amortization-calc.com\/\" target=\"_blank\" rel=\"nofollow noopener noreferrer\">Amortization-Calc<\/a><\/p><\/div>\n<p>So, over the course of 15 years, I&#8217;ll pay <strong>$37,284<\/strong> in tax deductible interest. However, less than 3 years into my loan, I&#8217;m up <strong>$33,792<\/strong> on the invested money. I have a good chance of breaking even before the loan is 5 years old.<\/p>\n<h3>But wait, it gets better<\/h3>\n<p>The recent performance of the stock market isn&#8217;t anything spectacular. I ran\u00a0<a href=\"http:\/\/www.indexview.com\" target=\"_blank\" rel=\"noopener noreferrer\">IndexView<\/a>\u00a0all the way back to 1900 which shows an average return of <strong>9.54%<\/strong>. The performance of the markets in the time period that I&#8217;ve had my loan (<strong>7.98%<\/strong>) is below average:<\/p>\n<div id=\"attachment_1031\" style=\"width: 1000px\" class=\"wp-caption aligncenter\"><img aria-describedby=\"caption-attachment-1031\" decoding=\"async\" loading=\"lazy\" class=\"size-full wp-image-1031\" src=\"http:\/\/www.investmentzen.com\/blog\/wp-content\/uploads\/2016\/03\/sp500-performance_1900-2016.png\" alt=\"s&amp;p500 performance 1900 to 2016\" width=\"990\" height=\"377\" srcset=\"https:\/\/www.investmentzen.com\/blog\/wp-content\/uploads\/2016\/03\/sp500-performance_1900-2016.png 990w, https:\/\/www.investmentzen.com\/blog\/wp-content\/uploads\/2016\/03\/sp500-performance_1900-2016-300x114.png 300w\" sizes=\"(max-width: 990px) 100vw, 990px\" \/><p id=\"caption-attachment-1031\" class=\"wp-caption-text\">All the way back to 1900<\/p><\/div>\n<p>Even with the recent subpar performance of the markets, I&#8217;ve made almost <strong>3 times<\/strong> more money from the index fund than I&#8217;ve paid in interest.<\/p>\n<h2>But wait, it gets <em>even<\/em> better<\/h2>\n<p>As great as my numbers look now, they will probably look considerably\u00a0better down the road for two reasons:<\/p>\n<h3>1. Mortgage interest decreases over time<\/h3>\n<p>The earlier you are in a\u00a0loan, the more you&#8217;re paying in interest. This is how all loans work. The first full year of my mortgage, I paid over <strong>$4,000<\/strong> in interest:<br \/>\n<img decoding=\"async\" loading=\"lazy\" class=\"aligncenter size-full wp-image-9783\" src=\"http:\/\/www.1500days.com\/wp-content\/uploads\/2016\/03\/Screen-Shot-2016-03-06-at-10.01.20-AM-1.png\" alt=\"Screen-Shot-2016-03-06-at-10.01.20-AM\" width=\"1512\" height=\"714\" \/><\/p>\n<p>Contrast that with the last full year of the mortgage when I&#8217;ll pay less than <strong>$500<\/strong>:<\/p>\n<p><img decoding=\"async\" loading=\"lazy\" class=\"aligncenter size-full wp-image-9784\" src=\"http:\/\/www.1500days.com\/wp-content\/uploads\/2016\/03\/Screen-Shot-2016-03-06-at-10.02.38-AM-1.png\" alt=\"Screen Shot 2016-03-06 at 10.02.38 AM\" width=\"1512\" height=\"706\" \/><\/p>\n<p>If I&#8217;m this far ahead\u00a0in the early stages of the experiment, imagine how I&#8217;ll do at\u00a0the end.<\/p>\n<h3>2. Compound interest is working for you<\/h3>\n<p>Your invested money works in the opposite way of the mortgage interest. Dollars reproduce like rabbits. Over time, those little guys will\u00a0multiply like mad.<\/p>\n<p>In the next\u00a0calculation, I used\u00a0a very modest return of <strong>6%<\/strong>. The numbers say no, I definitely should not pay off my mortgage.<\/p>\n<p>Let&#8217;s review the numbers:<\/p>\n<ul>\n<li>On my mortgage of <strong>$140,800<\/strong>, I&#8217;ll pay <strong>$33,792<\/strong> in interest over 15 years.<\/li>\n<li>If I earn just <strong>6%<\/strong> on the investment, that\u00a0<strong>$140,800<\/strong> turns into <strong>$337,435.41<\/strong> over the same period of time. This is a gain of <strong>$196,635.41<\/strong>.<\/li>\n<\/ul>\n<p>You don&#8217;t have to be a math genius to know that\u00a0<strong>$196,635.41<\/strong>\u00a0beats the pants off of <strong>$33,792<\/strong>. Mortgage debt, I <del>like<\/del> love you.<\/p>\n<p>In this scenario, I shouldn&#8217;t pay off my mortgage early, and neither should you.<\/p>\n<h3><strong>One more scenario<\/strong><\/h3>\n<p>So, what if you&#8217;re saying to yourself:<\/p>\n<blockquote><p>I just hate debt and still want to pay off my mortgage. Instead, I&#8217;ll pay cash and invest invest the money every month that I would have put towards a mortgage.<\/p><\/blockquote>\n<p>In this scenario, you still come out almost $40,000 behind:<\/p>\n<div id=\"attachment_9775\" style=\"width: 1348px\" class=\"wp-caption aligncenter\"><img aria-describedby=\"caption-attachment-9775\" decoding=\"async\" loading=\"lazy\" class=\"wp-image-9775 size-full\" src=\"http:\/\/www.1500days.com\/wp-content\/uploads\/2016\/03\/Screen-Shot-2016-03-06-at-10.14.57-AM.png\" alt=\"Screen Shot 2016-03-06 at 10.14.57 AM\" width=\"1338\" height=\"888\" \/><p id=\"caption-attachment-9775\" class=\"wp-caption-text\">Thanks Dave!<\/p><\/div>\n<h2>Why is it so much better not to pay off your mortgage?<\/h2>\n<p>We live in an incredible period. Because of monetary policy meant to stimulate\u00a0the economy, borrowing money is insanely\u00a0cheap:<\/p>\n<div id=\"attachment_9780\" style=\"width: 1474px\" class=\"wp-caption aligncenter\"><a href=\"http:\/\/www.1500days.com\/?attachment_id=9780\" rel=\"attachment wp-att-9780\"><img aria-describedby=\"caption-attachment-9780\" decoding=\"async\" loading=\"lazy\" class=\"size-full wp-image-9780\" src=\"http:\/\/www.1500days.com\/wp-content\/uploads\/2016\/03\/Screen-Shot-2016-03-06-at-6.36.25-PM.png\" alt=\"Thanks Financial Samurai for the chart!\" width=\"1464\" height=\"866\" \/><\/a><p id=\"caption-attachment-9780\" class=\"wp-caption-text\">Thanks <a href=\"http:\/\/www.financialsamurai.com\/refinance-your-mortgage-rate\/\" target=\"_blank\" rel=\"noopener noreferrer\">Financial Samurai<\/a> for the chart!<\/p><\/div>\n<p>This may not last much longer and once it\u2019s over, it may not happen again in your lifetime. This is a gift! <strong>Take it!<\/strong><\/p>\n<p>If you took on your mortgage back when interest rates were much higher (5% or more), you should definitely consider refinancing your mortgage. You could potentially save tens of thousands of dollars. If you&#8217;re considering refinancing, you can <a href=\"http:\/\/www.investmentzen.com\/blog\/go\/lt-should-i-pay-off-my-mortgage\/\" target=\"_blank\" rel=\"nofollow noopener noreferrer\">quickly get rate quotes from multiple lenders here<\/a>.<\/p>\n<h3><strong>This isn&#8217;t for everyone<\/strong><\/h3>\n<p>Before you implement this strategy, keep the following in mind:<\/p>\n<ul>\n<li><strong>Know how to <a href=\"http:\/\/www.investmentzen.com\/blog\/how-to-start-investing-in-stock-market\/\" target=\"_blank\" rel=\"noopener noreferrer\">properly invest<\/a><\/strong>. The idea is to put the money away in a nice, low-fee index fund and forget about it. Don&#8217;t try to time the markets. Don&#8217;t fall for silly, short-term trading strategies or screaming people on financial TV shows waving charts.\u00a0For a second opinion, see the <a href=\"http:\/\/www.investmentzen.com\/blog\/warren-buffetts-advice-for-lebron-james\/\" target=\"_blank\" rel=\"noopener noreferrer\">advice of billionaire Warren Buffett<\/a>\u00a0&#8211; the most successful investor ever.<\/li>\n<li><strong>This strategy isn&#8217;t for you if you&#8217;re into <a href=\"http:\/\/www.investmentzen.com\/blog\/financial-advice-for-my-broke-friends\/\" target=\"_blank\" rel=\"noopener noreferrer\">conspicuous consumption<\/a><\/strong>. The money you don&#8217;t use to pay off your mortgage is <strong>not<\/strong> to be used for a fancy vacation or a new car or some other silly piece of status. You may <strong>only<\/strong> invest it.<\/li>\n<li><strong>Make sure you have a low rate on your mortgage<\/strong>. If you have good credit and are paying over 5%, you should refinance. <strong>Now<\/strong>. Take advantage of the current low interest rate environment and <a href=\"http:\/\/www.investmentzen.com\/blog\/go\/lt-should-i-pay-off-my-mortgage\/\" target=\"_blank\" rel=\"nofollow noopener noreferrer\">get banks to compete for your business by requesting a quote<\/a><img decoding=\"async\" src=\"http:\/\/track.flexlinks.com\/i.ashx?foid=1081285.1114379&amp;fot=9999&amp;foc=1&amp;fobs=ShouldIPayOffMyMortgage\" border=\"0\" \/> at a comparison site like <a href=\"http:\/\/www.investmentzen.com\/blog\/go\/lt-should-i-pay-off-my-mortgage\/\" target=\"_blank\" rel=\"nofollow noopener noreferrer\">LendingTree<\/a>. It WILL save you a <strong>TON<\/strong> of money in the long run!<\/li>\n<\/ul>\n<h3>The Peace Of Mind You Might Get By Paying Off Your Mortgage Early Will Cost You<\/h3>\n<p>The decision to leverage mortgage debt is controversial. Sean Cooper even wrote a piece for InvestmentZen awhile back explaining <a href=\"http:\/\/www.investmentzen.com\/blog\/how-to-pay-off-mortgage-faster\/\" target=\"_blank\" rel=\"noopener noreferrer\">why he paid off his mortgage in 3 years<\/a> instead of investing.<\/p>\n<p>When I mention the benefits of leveraging mortgage debt to people, they frequently tell me this:<\/p>\n<blockquote><p>I just love the peace of mind that a paid off mortgage gives me.<\/p><\/blockquote>\n<p>Or this:<\/p>\n<blockquote><p>Any and all debt is bad! No thank you!!<\/p><\/blockquote>\n<p>I will never argue with folks who\u00a0say that debt is risky because it certainly is. If you stop paying your mortgage, the bank will send over\u00a0the local sheriff and remove you from your home.<\/p>\n<p>However, I will always\u00a0argue that being too conservative is risky too. If you have a long time horizon and your nest egg\u00a0is in a bank account or CD, you&#8217;ll probably leave loads of money on the table. I don&#8217;t love that at all.<\/p>\n<p><strong>Do you know what I do love?<\/strong> I love cheeseburgers, chocolate mint ice cream\u00a0and my family. But I digress. Even more than unhealthy food, I love the <a href=\"http:\/\/www.investmentzen.com\/blog\/how-a-million-dollars-bought-me-happiness\/\" target=\"_blank\" rel=\"noopener noreferrer\">security and options\u00a0that a huge pile of money gives me<\/a>.<\/p>\n<p>So go ahead and pay off your mortgage for short-term peace of mind. However, I encourage you to consider investing the money instead. Put those dollars to work for you. Long term peace of mind is better.<\/p>\n<p>And if your mortgage rate is 5% or higher, you should strongly consider looking into <a href=\"http:\/\/www.investmentzen.com\/blog\/go\/lt-should-i-pay-off-my-mortgage\/\" target=\"_blank\" rel=\"nofollow noopener noreferrer\">refinancing while interest rates are low<\/a>.
